Not last year, not the figure a website flashes at you, and not what a neighbor swears they got. The right number changes every decision that follows, and getting it wrong is expensive.
Why website estimates miss
Automated valuations pull from public records and broad averages. They cannot see that you renovated the kitchen, that your lot backs up to a busy road, or that a nearly identical home two streets over just sold for well above list. On unique or rural East Tennessee properties, those blind spots can swing the estimate by tens of thousands of dollars in either direction. Handy as a starting point, but not a number to price a life decision on.
How a real valuation is built
A proper comparative market analysis starts with recent sales of genuinely comparable homes, similar size, age, condition, and location, ideally within the last few months and the same town or district. Then it adjusts for the things that make your home yours: updates, condition, lot, views, and layout. Finally it reads the current market, whether homes in your price band are moving quickly or sitting, which tells us where within the range your number really lands.
Why the number matters more than you think
Price too high and the home sits, the listing goes stale, and you often end up accepting less than a well-priced home would have earned from day one. Price too low and you hand money to the buyer. The right number, set with real local data, is what draws strong offers early, when your leverage is highest.
